Our Sourcing Fees

At Smart Choice, We believe in keeping our fees transparent and simple, whilemaking sure they reflect the value and scale of each property deal.

Social Housing Providers

• Flat Fee: £1,000 per property
• Monthly Commission: From £150 per property, per month
  (Ideal for bulk or block leasing — scalability)

Private Investors, Rent-to-Rent & Supported Living

• Sourcing Fees: £1,500 – £5,000 per deal
  (Fees depend on property size and whether licences such as HMO, C2, or C3B arein place.)

Blocks & Multi-Unit Deals

• Wholesale Discounts: From £500 per unit or £100–£150 per unit, per month
  (Tailored proposals depending on block size — enquire for a custom quote.)

Partnerships & Co-Sourcers

• Where deals are introduced through agents or sourcing partners, fees areshared 50/50 unless otherwise agreed in writing.

Referrals

• Non partnership referral of any completed deal is agreeable at £250 thank you gesture.
