Guaranteed rent is a rental income paid monthly by a company provider, whether or not if the property is vacant / in use. This provides landlords peace of mind that their monthly income is secure no matter any circumstantial changes with the tenant or any affecting economical changes.
This model is usually ran on a fixed income basis between 1-5 year contract term period, which provides landlord with ample stability throughout. This model is widely used with investment landlords and portfolio landlords, as it creates a platform to work out any relevant ROCE% and ROI%
With Guaranteed rent, the provider will offer free maintenance of the property and management of the tenants through-out, dealing with any day to day issues and any wear and tear repairs. Landlords only responsibility will be to keep the relevant property certificates up to date, and deal with any boiler, drainage & structural repairs to the property.
We have a few variations of offers we can provide - which is determined by the provider acquiring the property. Please see below the variations;
Majority of providers have social housing (local authority) contracts in place, which is the most secure rental income in the market currently. Embedded in the contract (which suffice as a legal tenure) will state the maintenance and upkeep of the property by the provider, and anything deemed replaceable or at fault of the provider (excluding general wear & tear) is payable by the provider.
In some cases (not all) , some providers have their own insurance policy in place which protects the landlord against any damages at fault of the provider, which can be handed before the tenancy begins.
Rates are based on the housing market and determined by the local authority. Rates can fluctuate year to year, but does not affect any current tenancies which are currently on going.
