Pricing

Service Fee Structure

This document outlines the standard fees applicable to services provided by Smart Choice Development Partnerships (“the Company”). All fees are transparent, market-aligned, and agreed prior to any formal introduction or mandate.

Developers

Lease: 4% of annual rent

  • Payable upon execution of the lease agreement

Sale: 1.25% of sale price

  • 25% payable on exchange as a non-refundable introduction fee
  • 75% payable on completion

Providers

Lease Introduction: 4% of annual rent

  • Fee payable in full upon execution of the lease agreement being signed

Lease Retainer: £75 per unit / month

  • First month payable immediately upon contract execution
  • Thereafter paid monthly in advance
  • Retainer continues for the full lease term
  • Non-refundable

Purchase Commission: 1% of purchase price

  • 25% payable on exchange as a non-refundable introduction fee
  • 75% payable on completion

Contractors

One-off: 7.5% of gross contract value

  • Fee payable in full upon execution of signed terms

General Payment Terms

  • Invoices are payable within 7–14 days (as specified)
  • Fees are due upon contract terms being signed
  • Fees are not contingent on key collection, occupation levels, profit margins, or rent receipt
  • Late payment may result in recovery action in line with agreed terms and potential legal proceedings
  • All fees must be agreed in writing (email) prior to formal engagement
